These Terms and Conditions ("Terms") govern your use of DevSource ("the Service"), operated by Hugo Fanning ("we", "us", "our"). By accessing or using the Service, you agree to be bound by these Terms.

1. The Service

DevSource provides a property intelligence dashboard aggregating publicly available planning data, Companies House data, Land Registry data, and other public datasets for London. The Service is intended for professional use by property developers, deal sourcers, and property investors.

The Service is currently in early access and is provided on an "as is" basis. We reserve the right to modify, suspend, or discontinue the Service at any time without notice.

2. Access & Eligibility

Access to the Service is by application only. We reserve the right to approve or reject any application at our sole discretion. Access may be revoked at any time if we believe these Terms have been breached.

You agree to use the Service only for lawful purposes and in a manner that does not infringe the rights of others. You must not:

The Service aggregates publicly available data from third-party sources including the Planning London Datahub, Companies House, Land Registry, and the EPC Register. While we take reasonable steps to ensure accuracy, we make no warranties regarding the completeness, accuracy, or timeliness of any data presented.

You should independently verify any information before taking commercial decisions based on it. We accept no liability for any loss or damage arising from reliance on data provided by the Service.

5. Intellectual Property

The Service, including its design, software, AI-generated deal briefs, scoring algorithms, and methodology, is the intellectual property of DevSource. You may not copy, reproduce, or distribute any part of the Service without prior written consent.

Data sourced from third parties remains the property of those third parties and is subject to their respective terms of use.

6. AI-Generated Content

The Service uses artificial intelligence to generate deal briefs and opportunity scores. These are provided for informational purposes only and do not constitute financial, legal, or investment advice. You should seek independent professional advice before making any investment or commercial decisions.

7. Limitation of Liability

To the fullest extent permitted by law, DevSource shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to loss of profits, loss of data, or business interruption.

Our total liability to you for any claims arising under these Terms shall not exceed the amount you have paid to us in the preceding 12 months.

8. Termination

We reserve the right to suspend or terminate your access to the Service immediately, without notice, if we believe you have breached these Terms or if we determine it is necessary to protect the Service or other users.

9. Changes to Terms

We may update these Terms from time to time. We will notify active users of material changes by email. Continued use of the Service following notification constitutes acceptance of the updated Terms.

10. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
